Welcome to The Annex At Penheli. This charming cottage, set in the wing of the owners' home in Barmouth, can sleep six people in two bedrooms.

All ground floor. Two bedrooms: 1 x double, 1 x twin. Bathroom with bath, shower over, basin and WC. Open plan living area with kitchen, dining area, sitting area with sofa bed. Gas underfloor heating. Electric oven and hob, microwave, fridge, freezer, washing machine, 2 x TVs with Freeview, DVD, CD/radio, WiFi, selection of books and DVDs. Fuel and power inc. in rent. Bed linen and towels inc. in rent. Cot and highchair available. Off road parking for 2 cars. Bike storage. Front terrace patio with furniture. Two well-behaved pets welcome. Sorry, no smoking. Shop 4 mins walk, pub and hotel restaurant next door. Beach 1 min walk. Note: Although this property is on the ground floor, it's not suitable for wheelchair users. Note: Due to owners living above there can be some associated noise related to this.

Barmouth is a traditional seaside town surrounded by the Snowdonia National Park. This traditional seaside town boasts a sandy Blue Flag beach which is perfect for families. A variety of shops, pubs and restaurants combined with the mild climate, make this an ideal destination for a holiday, even out of season. Within a short drive is the Mawddach Estuary, trout fishing in mountain lakes, Harlech Castle, St David's golf course and Portmeirion Italianate Village - just a handful of the many superb attractions within easy reach of this lovely spot.

Famous for its choirs, stunning mountain ranges and beautiful valleys, this wonderful country has something for everyone. From Snowdonia in North Wales to the Brecon Beacons and the Pembrokeshire Coast in the South.

"Loved this apartment next to the Min-y-Mor Hotel. It was really clean and spacious - and although we didn't use the kitchen except for cups of tea it looked like it had everything that you would need. The views of the sea and sunset were spectacular. It was our honeymoon and Helen, the lovely lady from the hotel, left a bottle of bubbly in the fridge for us which was a lovely gesture. Yes, there was noise from above especially when you are in the double bedroom, but I seemed to be the only one who found it irritating, and I soon got to used to it - especially after the bottle of bubbly :) We went to a lot of places from here in the four days we spent at Barmouth - it's a wonderful place to use as a base for full days out and then come back and just stare at the sea. Would definitely stay here again if it wasn't fully booked. And we had some lovely meals at the Last Inn and the Captains Table in Barmouth itself. Can't wait to go back."

"In a prefect location, and the views were amazing. We fell and hill walk and the accommodation was prefect for our pastime, with a covered front patio which was great for removing muddy walking gear after a days walking. We found the very large TV impressive and the quality of the mattresses was excellent. It had a really good bath and shower with limitless hot water. It was right next door to the owners hotel with great food too. Have to say, this was the best self catering we have been to, taking everything into account. Will be returning again next year."

"This must be the best placed property in Barmouth for view and access to the beach.We had a very relaxing stay and felt too lazy to move some days as who needs to with such a view. Lovely large television.Yes you do hear the owner upstairs sometimes but it just made us smile.We were woken the first morning but soon went back to sleep and got some ear plugs after which sorted it!Ideal if you want to go in the sea cause can change in property and no awkward struggling on the beach to hide your modesty, beach just a hop and skip away. Loads of places to eat and owners hotel next door with good menu.We hope to come again."

"Everything we needed for our holiday was there. The cottage was well laid out with plenty of seating for all of us, and the grandchildren loved the beach across the road. We also had meals in the owner's pub next door which were excellent. The grandchildren also used the family room which was ideal for us. The whole set up of The Annex was just what we wanted and we will be booking for 2016."

"Wonderful property and amazing location. It was so comfortable, even in iffy weather you can just sit and watch the waves rolling in. The evenings were spent on the covered patio in all weathers having a glass of wine. A brilliant holiday, so much so we have rebooked for 2016 already!"

"So very well equipped with everything we needed and more. Very comfy beds (even the sofa bed in the lounge). Even in iffy weather you can still enjoy the view and if it's not cold there's a lovely covered patio at the front which is just fine for an evening G & T. The owner who lives above was away whilst we were there but returned on our last night. The noise issue from above was annoying but we've had worse in foreign parts. It certainly didn't put us off. In fact we've just booked for June 2016!"

"We really enjoyed our stay in the apartment. Friendly owner and helpful staff in the adjoining hotel. Very comfortable and pleasant accommodation, well equipped kitchen. Fabulous views and having a superb beach just across the road was a definite plus. Close to shops, the station and places to eat. The only negative was the amount of noise from the upstairs apartment and on the staircase leading to it. We were woken up at 3am one morning, some mornings around 6, this would not stop us booking the apartment again"

"First impressions were very good, great location with sea views, warm, clean, then the noise came about 10pm on the first night, we could not sleep so went to the hotel run by the owner to sort it out. This property should not be rented out as a holiday home as it's not been converted properly and the owner has already been informed by Sykes to sort it out but nothing has been done, 25% of the visitors book have commented on the noise. There is no consideration for the guest at all when the owner put the vacuum on it sounded like a train and this was after we complained, we did book for September but have cancelled. If you are expecting a quiet relaxing break this May not be for you. No sound proofing with laminate floors above. Stairs in the owners side are directly next to the bedrooms, creaking stairs add to the issue. A door adjoining the owners side and the annex is just a door, not sound proofed and conversations can clearly be heard. When mobile phones ring upstairs they can clearly be heard followed by the muffle of conversation noise. The owner first dismissed they were aware of the noise until they were made aware 25% of visitors had already commented and Sykes had fed back noise complaints to the owner. This property is fully booked out due to its advertising, Sykes in no capacity made us aware of noise problems. We are not noise adverse as stated by the owner, just not prepared to pay good money for a well earned break in a house which has yet to be converted for fit for purpose needs. The owner is a hotelier and should know better. The double mattress was soft and offered no support although the single beds were very comfortable."

"This is a ground floor apartment which is directly opposite a large mostly sandy beach. On arrival we found the apartment to be warm and well equipped. The owners live above the apartment and also own the hotel next door. Nothing was too much trouble for them including finding accommodation for my daughter, her husband and 2 children who decided o visit us at short notice. As mentioned earlier, the apartment is well equipped with a washing machine/dryer, large fridge/freezer, steamer, hob and oven. If I had one criticism it would be the oven which I'm not convinced had an accurate thermostat - Christmas dinner was touch and go! The lounge has a large, flat screen TV which is hooked up to Freesat, there is also a DVD player if you want to watch a few movies. All in all we had a brilliant time staying in the apartment, we tried to book again for April but discovered it is fully booked until October 15!"

"The proximity to the beach is an absolute winner, within 20 seconds I was walking my dogs who absolutely loved the beach. Having the owners on site was a real bonus and nothing was too much trouble for them."
