All ground floor. Three bedrooms: 1 x super king size (zip/link or twin available on request) with and en-suite shower room, basin and WC, 1 x double and 1 x single (with pull out single bed available on request). Shower room with a shower, basin and WC. Open-plan living room with a kitchen, dining area and sitting area. Oil Central Heating. Electric oven and hob, dishwasher, washer/dryer. TV and WiFi. Fuel and power inc. in rent. Bed linen and towels inc. in rent. Travel cot and highchair. Off-road parking for 2 cars. Lawned garden and stone area with furniture and BBQ. Two well-behaved pets are welcome. Sorry, no smoking. Shop and pub 1 mile. Note: Dogs are to be kept in the main area of the cottage not in bedrooms and not on furniture. There will be garden shed being delivered week commencing 10th April 2020, it will only take half a day to install but customers need to be aware. Disruption will be minimal, thank you.

Newtyle is a village in the west of Angus, Scotland. The original village of Newtyle was centred on the church and what are now Kirkton Road and Smiddy road. Hatton Castle to the south and Newbigging to the North lie within the parish boundary. Most of the railway buildings have since been demolished but the embankments and cuttings remain a prominent feature of the countryside surrounding the village.

"We had a wonderful holiday because the cottage was modern, comfortable, very well equipped and had a garden to sit out in, with views of the countryside. There are many places of interest within an easy drive and numerous eating places, some of which are documented in the information folder provided. There are maps available for those interested in walking the local paths. The owners are very approachable and always available if needed. We hope to return in the future and would highly recommend it to family and friends."

"What a delightful cottage and perfect for our stay. It is traditional from the outside but all new and modern inside and as such it is in immaculate condition. An open plan living layout with a cosy wood burning stove made for an ideal relaxing and eating area. Comfy seating combined with a good sized table for everyone to eat round. The kitchen is well equipped and everything is in working order. The location couldn't have been better for us. It has great views towards the hill, was close to all amenities, Dundee & Perth are only a short drive away. We enjoyed cycling and hillwalking in the Angus hills. Being dog friendly is great and the nearby disused railway line opens up a huge network of paths. It may be helpful to have some maps in the cottage showing the local paths to walk. We discovered plenty of eating places close by with a great choice ranging from casual to fine dining. Our stay was perfect and would highly recommend this lovely cottage for a relaxing break."
