Electric oven and hob, microwave, fridge, freezer, washing machine, dishwasher, 4 x TVs with Freeview, DVD, WiFi, selection of books, games and DVDs. Fuel and power inc. in rent. Bed linen and towels inc. in rent. Cot, highchair and stairgate on request. Off road parking for 2 cars. Enclosed private front patio. Enclosed private raised lawned garden with patio and furniture. Sorry, no pets and no smoking. Shop 2 miles, pub 10 mins walk. Note: There are sloping ceilings and limited headroom in first floor bedrooms. Woodend Annexe is a semi-detached converted coach house located next to the owners' home, on the outskirts of the small hamlet of Fontwell, close to the South Downs National Park in Sussex. This cottage sleeps six people in three bedrooms, consisting of one king-size double with shared en-suite bathroom leading to a room with a double day bed and a Juliet balcony, and a ground floor double with en-suite, wheelchair accessible wet room. The cottage also has an open plan kitchen and sitting area and a conservatory with a dining area. Outside there is off road parking for two cars, an enclosed, private, front patio and an enclosed, private, raised lawned garden with patio and furniture. Woodend Annexe is a wonderful base for walks, cycle rides, a trip to a racecourse, or to admire the beauty of the South Downs National Park. The small hamlet of Fontwell is situated in the heart of Sussex countryside, close to the South Downs National Park. The hamlet is home to the famous Fontwell Park Racecourse, plus the market town of Arundel is 5 miles away and offers a castle, a cathedral, shops, art galleries, pubs, restaurants and a monthly farmers' market.
With many quaint, seaside and market towns, historic sites and miles of glorious coastline to explore, Sussex has it all for a great holiday destination.

"Have just spent a lovely week at this wonderful cottage. The location of the cottage is ideal for visiting Arundel, Portsmouth, The South Downs Way and other areas of West Sussex. The cottage is very well equipped and the owners provide many little extras which were very much appreciated. The owners Roger and Lindsay live next door and were happy to give advice about the local area. We were fortunate to have a week of good weather so as well as exploring the local area, we spent some time enjoying the weather using the patio area at the cottage. Perfect for soaking up the sun . Would definitely stay at this place again"

"We have just spent a fantastic week at Woodend Annexe. We are three pensioners and I did ring Roger and Lyndsey before booking to clarify a few points. They were so helpful and the accommodation was ideal for our needs. The wet room downstairs was perfect. There are so many places locally both to eat and visit and there is information available in a well-presented booklet at the Annexe. It is just off the A27 and easy to find, although it is so peaceful there, sitting outside on the patio was our favourite afternoon activity, you would not believe you were so close to the road. The house was a veritable home from home, clean, well furnished and everything catered for. There was a welcome pack including bread, milk, orange juice etc but also a bottle of Prosecco and a card for my Mum's 90th birthday, such a nice touch. We go away every year with Mum and we are going to find it so difficult next year to find somewhere as good. Thanks for a lovely week guys!!"

"The hosts were very welcoming, the cottage was very homely and comfortable with everything that we needed and more. Lovely touch of the coffee machine, biscuits, bread, milk and juice on arrival. The outdoor area looked great, but the weather was a little bit against us to use it. Wifi was a bonus and enabled us to book the ferry whilst on holiday. There was plenty of parking and it was private and secluded, yet close to the major roads. A great location for exploring this area. We'd definitely recommend this property."

"We had the best stay in Woodend Annexe we could have wished for. The cottage exceeded our expectations on every level. The owners are the perfect hosts, by no means intrusive but very helpful when needed. Woodend Annexe is spacious, clean and luxurious. Although there was only three of us (2 adults, one 5-year old), three more guests would have fitted easily. The cottage is nicely situated on a private road, with easy access to everything West Sussex has to offer. We can recommend a stay in Woodend Annexe to anyone."

"I booked this for my husband and son as a cycling holiday. They were made very welcome by Lindsey and Roger on their arrival. The cottage was well appointed and equipped. There was food to get you started too. This is a family business and rest of the family live in the other cottages on the road. They were able to get some cycling in and walks of the surrounding area. They enjoyed their stay very much"

"My wife and three children stayed at Woodend Annexe this year and I can't recommend it enough. The beautifully kept cottage is on a quiet tiny road in Fontwell next door to the owners, Lindsay and Roger and their extended family. Moving into Woodend for just a few days, we were treated like family. Lindsay and Roger were the perfect hosts, looked after us whenever we needed something and let us enjoy our break without intrusion. They were charming and so was Woodend. The decor is tasteful and luxurious and the finishing touches and the attention to detail were very much appreciated. The cottage was cosy but comfortably housed all five of us in three different rooms. Lindsay and Roger had thought of everything and had even supplied us with a decent cot and bedding for our baby. The location is perfect for day trips and walks and visits to Fontwell Park, Arundel, Chichester and so many interesting places in Sussex and it doesn't hurt to be a few minutes walk from a great pub "The Old Stables". We immediately felt at home here and are already planning our next trip. What's great is that Lindsay's daughter, Debbie, lives next door and has a fantastic beauty salon where you can book treatments / massages. My wife took advantage of this and was raving about it. We definitely felt spoilt and are so glad we found this treat. Hope it can become a regular stay. Thanks again Lindsay and Roger. PS. If you happen to be in Arundel, you must visit Castle Chocolates. The best sweets and chocolate we've had for years and the owner is a charming gentleman."
