Bed linen and towels inc. in rent. Travel cot, highchair and stairgate on request. Off road parking for 2 cars, including 1 garage parking space. Shared lawned garden with private gravelled area with furniture. One well-behaved dog welcome. Sorry, no smoking. Shops, pubs and restaurants 5 mins walk. Note: Steep stairs. Note: This property is on a main road, some road noise may be heard at peak times. Note: Please bring own dog bedding and dogs to be kept downstairs, off furniture and on a lead in garden. Location
Manor Farm Cottage is an end-terrace cottage five minutes' walk from the amenities of Swaffham in Norfolk. The cottage has a double and a twin room, along with a sleeping area on the landing containing a single bed and additional stacker bed. There is a family bathroom and a ground floor basin and WC. The fitted kitchen is well-equipped, and there is a dining room with electric fire, and a sitting room with electric fire and double sofa bed, meaning this cottage can accommodate up to seven people. Outside, there is garage parking for one car with another off road parking space provided too, as well as shared use of the lawned garden and the cottage has its own gravelled area with furniture. Manor Farm Cottage is within easy touring distance of the coast or Broads, as well as NT properties, nature reserves, and the city of Norwich.
The market town of Swaffham in Norfolk offers elegant Georgian buildings, a weekly market, twice-weekly farmers' market and a good selection of shops, pubs and restaurants. Swaffham is in a great location for touring Norfolk and enjoying the coastline, Broads, NT properties, museums, adventure parks and more.
Picturesque rolling Fens, unspoilt beaches, and pretty waterways - East Anglia is a dream holiday destination. Norfolk offers beaches, saltmarshes and quaint villages whilst equally as charming are the coast and countryside of Suffolk.

"Booked as we attended a wedding locally. Excellent local services - in my instance this included hair and beauty salons, florist and food outlets. Would definitely rebook at same place. Added bonus for us was little downstairs cloakroom, which wasn't previously mentioned - makes a big difference to have two loos!"

"We stayed in this cottage for a week in October 2016, as a base for the Peddar's Way - a 93-mile, long-distance walk. We were a party of four adults and two very small children (reducing in our numbers over the week), and this was a very enjoyable place for all concerned. The owner was very accommodating and friendly, lending us maps and providing us with information about local transport - all of which was very useful. Two stair gates were also provided, together with a high chair and cot. It is almost in the centre of Swaffham, with many facilities within walking distance, including an Asda. Tesco and Waitrose are close, but really require transport. Swaffham has passed its golden age, but has some charm, with a few interesting buildings, some independent shops, and the church is worth investigating. The cottage excelled our expectations. All the beds were very comfortable, including a sofa bed, and it was full of useful equipment. Central heating was excellent, as were the shower and wifi. The stairs are steep and may not suit anyone who has difficulty with stairs. It is situated right beside the pavement on a fairly busy road, but not much traffic passed during the night. The kitchen is long and thin, which is fine for two people, but can become crowded with four adults and two small children. The garden would be fine for children during summer months, and gates could be shut for smaller children. Parking is good, even including a very large open garage. The cottage was equipped with good quality sheets and linen. Although we have already walked past the Swaffham area on the Peddar's Way, we intend to return to this cottage, as it makes an ideal base. If it had been in a countryside location, we would have awarded five stars - but the price would probably have been much higher."

"Lovely cottage. Really well appointed and very comfortable. Beds were fantastic. The owners was very welcoming and this along with the quality of the accommodation made this a really great place to stay. Manor Farm Cottage has every facility you could ever ask for really and the garden at the back is spacious so as we had the dog with us this was great. There was also a large common nearby and a few country paths that were also good for walking the dog."

"The location of this cottage was spot on, easy drives to many local attractions including the coast & a short walking distance to the centre of Swaffham. The cottage oozed comfortable charm while still being very functional with pretty much every modern convienience. It's cleanliness & attention to detail was a credit to the owners. We had a lovely week there & would reccomend it to anyone."

"This cottage is very comfortable, with efficient central heating and everything you need to make a self catering holiday good. Downstairs loo too, as well as the upstairs bathroom. There's Wi-Fi too. The peacocks from along the road are a welcome visitor to the garden. The beds are comfortable and have good quality linens (not too sure about the brown towels, but they are soft and do the job well!). Even tea towels are provided, so you really need to just turn up and it's all there. The kitchen has a more than adequate supply of cutlery, crockery and utensils (even a lemon squeezer, pizza cutter and garlic press), . Also there's a selection of childrens' games and DVDs, apart from two TVs. After booking, I got a little worried as the details mention some road noise, but it was quite minimal and did not bother us at all. Swaffham is a nice little town, not very busy whilst we were there mid-week. If you are shopping for food, turn right at the first set of lights from the cottage and there's a Tesco and Waitrose a little further along. The Asda in Swaffham is useless, we found. It's a shame that the beach is a pretty good drive away, but I hope we will return as the cottage was great and the owner really helpful - she even left us some milk and biccies for our arrival, so we could have a cup of coffee (tea, coffee, sugar was also provided). Perfect - and it's pet friendly too."

"Location was right in the heart of Swaffham. Separate lounge, dining room and kitchen. Dog friendly and plenty of places to walk. Very clean. Spacious, well appointed and furnished to a very high standard. Really good central heating which we could control so we were nice and warm especially as we were there in December. An additional toilet on the ground floor. Off road parking for more than one vehicle. We will be staying there again!"

"A beautiful and charming cottage and garden containing every thing that is needed for a lovely, relaxing and peaceful break.The owners seem to have thought of everything, even down to towels for the dogs! A short walk to Swaffham town centre which has some major retailers but with lots of small boutique type shops.Also within driving distance to Norfolk's attractions. All in all a wonderful place to stay and I would highly recommend."

"Our stay at Manor Farm Cottage was fantastic. The rooms were decorated lovely, the beds were extremely comfy with high quality duvets and bedding, we all slept very well. The kitchen was equipped to our every need, full of crockery, pots pans and serving plates. The living room was cosy and welcoming, great room to cosy up in and watch a film. Upon arrival we found basic supplies to get us going, and a lovely bottle of wine. Overall we had a great break at this cottage and would recommend to anyone."
