Bed linen and towels inc. in rent. Travel cot, highchair and stairgate available on request. Off road parking for 2 cars. Large, enclosed lawned garden with garden furniture. Two well-behaved dogs welcome. Sorry, no smoking. Shop and pub 2 mins walk. Note: Dog must be kept downstairs and off furniture in sitting room. Note: This property is on the main road leading into Long Sutton.

Location

This 19th Century barn conversion is a detached property situated next to the owner's house on the edge of the market town of Long Sutton. Nine miles from Wisbech, this cottage has been renovated and finished to a high standard throughout, offering comfortable, well equipped accommodation in a contemporary style. With a warm, welcoming living space and a pretty enclosed garden, this is an excellent retreat for those looking to escape the hustle and bustle of city life. Within walking distance of the town centre, the property is nicely located for the various amenities on offer in Long Sutton.

Situated in south-east Lincolnshire and close to the borders of Cambridgeshire and Norfolk is the charming small market town of Long Sutton. This settlement is full of architecturally interesting buildings including St Mary's Church, which dates from around1170 and boasts the highest wooden spire in the country. The town also boasts some fine examples of Georgian architecture. Every Friday there is a traditional town market with stalls run by local traders and close by is the renowned butterfly and wildlife park – repeatedly voted Lincolnshire's Family Attraction of the Year - which features an impressive tropical house filled with hundreds of butterflies. Set between three counties, this lovely town is well situated for exploring Lincolnshire, Cambridgeshire and Norfolk.

"Tucked behind the owner's house on the main road through Long Sutton. A modern conversion with all mod cons, comfortably furnished and with a downstairs toilet. It was warm and cosy on chilly winter days. Long Sutton is a large village with an interesting church and a good array of shops. The Ship pub is just a few minutes walk away, and is a friendly pub serving generous portions of tasty food."

"Just returned from a week at the barn. All I can say is it is a shame we couldn't stay longer here. Loved the place ! Great location, plenty to do, see and visit. The barn was very well equipped for 4 adults. Nice and cosy, every little detail thought of. Big soft comfortable beds, fluffy towels and lots of for the week so not disturbed by the owners/neighbours. Although saying that it was nice to know if you needed anything they were close at hand. They did greet us on the first day but just to check that everything was ok etc. Large enclosed outside space, dog friendly etc. Nice touch with milk, tea, cake etc. I really was so impressed with how so equipped it was, everything and I mean everything was there as if it was you own home. From tea towels to cloths ..pegs and washing line, Hoover (if you wanted) washing machine/dryer, washing up liquid, cooking oil, salt /pepper, large tv with a good choice of dvds, radio and over a weeks supply of toilet paper !! Nice welcome pack from the owners pointing out places to visit, trips etc. Including good local pubs and restaurants in the area. We can't recommend this place enough hence while we shall visit again, spotlessly clean and just superb. Thank you Mandy and Gary. "

"Two of us stayed here for a week in this lovely conversion. It was clean and well equipped. The garden does now seem to be enclosed and we enjoyed sitting in it. As we are early risers we didn't even notice the road noise that others have commented on. The welcome pack of bread rolls, tea loaf, jam and milk was a lovely and useful surprise. The shower was good and powerful though we had trouble with the soap dish which was part of the pole fitting as it seemed to be fitted in the wrong place, didn't hold the soap and kept hitting us in the face! We would have liked a couple of blankets for the night as it was a little cooler than we are used to. A small table to use with the garden chairs was needed to hold the beer - can't risk it spilling in the grass! The local pub just metres away was everything we needed and the menu was just right for us. Their Fruits de Mer was a joy. The local antiques shop was worth a visit and we bought a few inexpensive items there. The steam train from Holt to Sheringham was soothing and nostalgic."

"A delightful cottage that photos don't do justice to. Extremely well equipped and immaculately clean and tidy. We have had a fabulous fortnight in this beautiful barn with two teenagers and two dogs and we have loved every minute of it. Would definitely come again and would definitely recommend to others. Loved the unexpected milk, tea, coffee, muffins and biscuits. Very welcome after a long journey. Really well placed for Fakenham, Kings Lynn, Hunstanton, Brancaster, Ely, the Lavender Centre, dog friendly beaches, and so much more. The village is beautiful, the chippy is excellent value and fresh, fresh, cod. The pub opposite serves a delicious steak too! Felt relaxed from the day we arrived, despite a couple of hiccups - on those, the local vets were outstanding, as was the formula one garage in Kings Lynn."

"The barn is very clean and tidy. We travelled with my parents, our 16 month old daughter & our dog. Slight niggles, not negatives, just points to be aware before you book:- 1. There is no enclosed garden for the dog, there is a very nice grassed garden with trees , a patio type area with seating and a gravel area for parking but not an enclosed area to just let your dog free, we had to take ours out on his lead as there is a busy road. 2. The road is quite noisey in the main bedroom 3. The whole building creaks, this was only a problem when our baby was trying to sleep 4. There are a lot of spiders, it must be noted that this will be due to the area and the trees etc 5. The toilet seats do not stay up this was a problem for both male and female alike. 6. The owners home is very very close, you have to walk passed there windows to get in and out of the barn. These points are just minor niggles. The building was also painted while we where staying which seemed a little odd that the owners would choose a time when guests where in to have the building painted. On the upside 1. It was very good value for money 2. The big bedroom bed is very comfy 3. The 'welcome' tray of tea and milk is a very nice helpful touch 4. The barn is tastefully decorated 5. Everything you could need is provided, towels, fridge, freezer, iron, fan, alarm clock, hairdryer etc etc 6. A very nice pub is about half a minute walk away for food and drinks 7. Local shops are not far away and can be easily walked 8. Ample parking All in all the barn is very nice, very warm, tidy, clean and inviting. We would recommend a stay to our friends"

The noisy road didn't bother us in the main bedroom but may have in the smaller room if you had four staying. Nice, helpful owners. Good food at pub a few houses up."

"Clean, and functional. Unfortunately it is situated on a busy and noisy road, the traffic starts up very early in the morning. The garden only becomes enclosed if the main drive gate is closed and to be honest it was an inconvenience. The garden whilst not overlooked is a bit untidy."

"The holiday was like a home-from-home. Everything that you could want was there. A good base for exploring. The Ship Inn is very close and the food is great, portion sizes are large. The Granary bar and restaurant in the centre of Long Sutton does a great Carvery. All in all this was a great holiday made even better by the English weather behaving itself."
