Open plan living area with kitchen with breakfast bar, dining area (table can be converted into full-size pool table) and sitting area. Oil central heating with electric fire fire. Electric oven and hob, microwave, fridge, freezer, washing machine, dishwasher, 2 x TVs (one with Sky, one with Freeview), DVD, CD/iPod dock, WiFi, selection of books, games and DVDs. Fuel, power inc. in rent, additional fuel for fire can be purchased from the owner. Bed linen and towels inc. in rent. Travel cot and highchair on request. Off road parking for 2 cars. Gravelled patio area to the front with furniture and BBQ. One well-behaved dog welcome. Sorry, no smoking. Shop 2.5 miles, pub 1 mile. Note: This property is on a working farm.
Location
Brookley Barn is a semi-detached ground floor cottage in the small Derbyshire hamlet of Windley, near to Belper. The cottage sleeps four people and has two bedrooms, a family bathroom and an open plan living area with a fitted kitchen, a dining area and a sitting area. Outside the cottage is off road parking for two cars and a gravelled patio with outdoor furniture and a barbecue. Set in the Peak District National Park, Brookley Barn is a superb holiday home for anyone wishing to discover this stunning part of the country.
Windley is a hamlet in Derbyshire in the Peak District National Park. The nearby village of Turnditch offers two pubs whilst nearby Belper has a range of shops, pubs and restaurants.
The ultimate in "year-round" appeal, the Peak District offers countryside, picturesque villages and magnificent scenery. It touches upon six counties and encloses 555 square miles of open moorland, flowing rivers, and wooded dales.

"We have just had the most amazing stay at brookley barn, from the minute we arrived everything exceeded our expectations, the location is absolutely beautiful on a working farm although there was no noise to disturb you except the occasional moo or baa and I can live with that, there are some beautiful places to walk with the dog although I must say my westie is exhausted lol, the barn was immaculately clean when we arrived and everything needed was provided including dishwasher tablets, washing up liquid, tea,coffee and sugar and even a jug of milk in fridge, the open fire was already laid out for us and all we had to do was light it beautiful, we played numerous games of pool and just generally spent time together as a family away from work and city life, I promise you will have a fantastic time so don't hesitate to book here if your looking to chill out and get away from everything, we will certainly be back "

"We stayed at Brookley Barn for a week from the 8th May and thoroughly enjoyed our break.The cottage was lovely, so spacious and very well equipped. Fresh milk and eggs in the fridge and a very friendly welcome from the owners who lived at the farm next door. We loved to watch the comings and goings of the farm animals especially the donkey who thought he was a cow! This cottage is so well positioned for walking and is close to several good pubs.Just a short distance by car to Belper and Ashbourne for shopping. Enjoyed walking around Carsington Water and along Tissington Trail then returning to our very cosy holiday home. Would love to visit again as one week was not long enough to explore all the local places of interest."

"Brookley Barn is a lovely, well equipped holiday home with everything you could possibly need during your stay. The owners are helpful and very friendly. The location is great, very quiet but not far from many tourist attractions. There were lots of pleasant walks direct from the property so you don't need to drive every day. We loved watching all the livestock at the farm, there were plenty of baby animals to entertain us."

"Stayed here from 6th - 9th feb '15 and cant fault anything. You are literally on the farm. Fresh milk and eggs in the fridge when we got there. Logs and fire set up ready to be lit. The cottage is very modern and warm. Sky TV was a plus aswell. Kitchen had everything you could need. The owner was right at hand should you need anything. Me and my partner booked this for a relaxing break away and when we got there we only left to go to the nearby shops. Would highly recommend and likely be back again in future! "

"Brookley Barn is a perfectly situated holiday cottage in the heart of the beautiful hamlet of Windley. Ideal for families with small children, or couples seeking a romantic getaway the interior is beautifully laid out and every need is catered for. We loved going for long walks in the beautiful nearby countryside, then returning to cook dinner in the well equipped kitchen, with the log fire burning. There are also some great places to eat out nearby. The little touches when you arrive are lovely - such as 6 fresh eggs waiting for you from the farm, plus fresh milk and tea and coffee. The owners and their family made us feel so welcome and are lovely genuine people, who work hard to ensure you have everything you need, nothing was too much trouble. Everything was perfect. Our 4 year old loved the chickens, cows and pigs in the 'garden' and the dinner table that turned into a pool table. We have already booked our next trip back to Brookley Barn, and I'm sure there will be many more to come. A special thank you goes to Mr Taylor who is a real farmer, a hard grafter and a true gentleman."

"After several cottage holidays in the last few years, this is without doubt the best we have stayed in. The welcome from the owners was very good & nothing was too much trouble for them. It was great to see the orphan lambs in the orchard next to the patio & worth waking early to see the cows fighting for position to get to the fields! It was ideally situated for Carsington, Ashbourne, Belper etc. and not too far to go for places like Melbourne and the marvellous Dragon pub in Willington. Hope to visit again! "

"Stayed in this accommodation for one week with my eleven year in feb. What a place,every thing was perfect...even washing up liquid, dish-washer tablets and milk in the fridge. Place was immaculately clean and even the log fire was set up to go. Accommodation is on a working farm and the farmers relatives even took my son out to play and show around the farm. The barn is stocked with all essentials if weather is poor and the best by far is the full sized pool table! Yes the lounge table converts to a full size proper pool table. Bad news is that by the end of the week my son was beating me! lol. Would highly recommend as all rooms are large, property has full central heating and the attention to detail is superb!"

"Brookley Barn is a pretty cottage to enjoy your holiday. The atmosphere at the farm is very casual but not intrusive. There is always someone who wants a friendly chat or you wants to show you around the farm. Children will have a great time here. Keep in mind that Brookley Barn is on a working farm. There are cows and chickens wandering around, the pig's are nearby, there are dogs and cats who love attention. But it is a tidy farm and the animals also know their place. They will not be of any inconvenience, we have just utterly enjoyed it. The cottage itself is complete and very neat. Nearby there is plenty to do and see. Definitely recommended!"
